Frozen Condensate Pipe: How to Thaw It Safely
Every cold snap brings the same phone calls: the boiler was working fine last night, and this morning it will not fire up at all. In a surprising number of those cases nothing is actually broken. The culprit is a frozen condensate pipe, and it is something most homeowners can sort themselves in about twenty minutes, without paying for a call-out.
This guide explains what the pipe does, how to tell whether yours has frozen, how to thaw it without damaging anything, and, most usefully of all, how to stop it freezing again next winter.
What a condensate pipe is and why it freezes
Modern condensing boilers squeeze extra heat out of the flue gases, and a by-product of that process is a small but steady trickle of slightly acidic water. That water has to go somewhere, so it drains away through a plastic pipe, usually white or grey, about the width of a broom handle. In many homes that pipe runs out through an external wall and down to a drain or soakaway outside.
Therein lies the problem. The condensate does not flow constantly; it dribbles out in small amounts. On a freezing night, each dribble can freeze inside the pipe before the next one arrives, and the ice builds up layer by layer until the pipe is blocked solid. The boiler senses that the water cannot drain away and shuts itself down as a safety measure. Nothing is faulty. The boiler is doing exactly what it was designed to do.
How to tell if you have a frozen condensate pipe
A frozen condensate pipe tends to announce itself in a fairly consistent way:
- Timing. The boiler was fine, then stopped working on a morning when temperatures dropped below freezing overnight.
- A fault code or lockout light. Most modern boilers will display an error code. The exact code varies by manufacturer, so check the display against your boiler manual, but a lockout after a hard frost is a strong clue on its own.
- A gurgling or bubbling sound. Many boilers make an unusual gurgle from the unit or the pipe itself as they try, and fail, to push condensate past the blockage.
- An external pipe. Go outside and find the plastic pipe coming from the boiler through the wall. If it runs outside, feels ice cold and the weather has been freezing, you have almost certainly found your answer. You may even see ice at the open end.
How to thaw a frozen condensate pipe safely
Before you start, one important limit: only attempt this if the frozen section of pipe is at ground level or comfortably within reach. Do not climb a ladder in icy conditions to reach a pipe on an upper wall. No boiler repair is worth a fall, and an engineer can deal with a high-level pipe safely.
- Find the frozen section. The blockage is usually at the most exposed point: the open end of the pipe, an elbow or bend, or a long horizontal run. It often feels noticeably colder than the rest and may look frosted.
- Warm some water, but do not boil it. Hot tap water is ideal. Boiling water can crack the plastic pipe and can flash-freeze on the ground around you, creating an ice rink exactly where you are standing.
- Pour the warm water along the frozen section. Use a jug or watering can and pour slowly over the length of the blockage. Repeat two or three times if needed. A hot water bottle or a heat wrap held against the pipe works well too, and is a good option if you would rather not tip water around in freezing weather.
- Reset the boiler. Once the ice has cleared, follow the reset instructions in your boiler manual, usually a button on the front panel. The boiler should fire up normally. If it locks out again straight away, part of the blockage may remain, so repeat the process.
Rule of thumb: warm water, never boiling, and only on pipework you can reach from the ground. If the frozen section is up a wall, leave it to an engineer.
What not to do
- Do not use a blowtorch, heat gun or naked flame. The pipe is plastic and will melt or deform long before the ice gives way.
- Do not hit the pipe to break the ice. Cracked condensate pipes leak mildly acidic water and will need replacing.
- Do not open up the boiler casing. Anything inside the case is a job for a Gas Safe registered engineer, by law as well as by common sense.
How to stop the pipe freezing again
Thawing the pipe gets your heating back on today. The fixes below stop you standing in the garden with a jug next January.
Insulate the external run
The cheapest and most effective fix. Waterproof foam pipe lagging, sold at any DIY shop, wraps around the exposed pipe and dramatically reduces the chance of a freeze. Use lagging rated for outdoor use, as standard indoor foam soaks up water and can make things worse. Make sure the open end of the pipe stays clear so the condensate can still drain.
Upgrade to a wider pipe
Many freezes happen on narrow 22mm pipe. Replacing the external run with 32mm pipe gives the condensate more room, so the dribbles are far less likely to freeze into a full blockage. This is a quick job for a plumber and is often done at the same time as fitting proper lagging.
Shorten or reroute the external section
The gold-standard fix is to have as little pipe outside as possible. Where the layout allows, an engineer can reroute the condensate to an internal drain, such as a sink waste, so almost nothing is exposed to the weather. It is well worth asking about whenever a boiler is being replaced, because rerouting is easy at installation and fiddlier afterwards.
Keep the heating ticking over in a cold snap
When a hard frost is forecast, leaving the heating on low overnight keeps warm condensate moving through the pipe regularly, which makes a freeze far less likely. It costs a little in gas, but usually less than a morning without heating in the coldest week of the year.
Landlords take note: a frozen condensate pipe is one of the most common winter emergency calls from tenants. Lagging the external pipework across a portfolio in autumn is a small job that prevents a flurry of cold-weather call-outs, and it can be done at the same visit as the annual gas safety check.
When to call an engineer
Thawing the pipe fixes the majority of these lockouts, but call a professional if:
- the boiler still will not reset after the pipe has clearly thawed;
- the frozen section is out of safe reach;
- the pipe has cracked or is leaking;
- the fault code does not match a condensate problem in your manual;
- you can smell gas at any point, in which case call the National Gas Emergency line on 0800 111 999 first.
