Combi or System Boiler: Which One Suits Your House?
Run a bath upstairs while someone rinses plates in the kitchen and you will learn more about your boiler in thirty seconds than any brochure will tell you. That everyday moment, two taps running at once, is the heart of the combi boiler vs system boiler decision, and it is worth getting right before you spend a few thousand pounds on a replacement.
Both types heat your radiators perfectly well. Where they differ is how they make hot water, how much space they take up, and what they cost to fit. Here is the comparison in plain terms, based on the things you will actually notice living with each one.
What each boiler does, in one paragraph each
A combi boiler heats water on demand. Open a hot tap and the boiler fires up and heats mains water as it passes through. There is no hot water cylinder and no tank in the loft. Everything happens inside one box on the wall, usually in the kitchen or a utility room.
A system boiler heats water in advance and stores it in a cylinder, typically in the airing cupboard. When you open a hot tap, you are drawing from that stored supply. The boiler tops the cylinder back up on a timer or when the temperature drops.

Combi boiler vs system boiler: the three things you will feel
1. Hot water at two taps at once
This is where most households make their decision, whether they realise it or not.
A combi can only heat water as fast as it flows through the boiler. Run one shower and it is usually fine. Run a shower and a hot tap at the same time and both get a share of the same flow, so pressure and temperature can dip at both outlets. In a one-bathroom house with one or two people, you may never notice. In a busy family house with an en suite, you will notice most mornings.
A system boiler with a decent cylinder does not have this problem in the same way. The hot water already exists, sitting in the cylinder, so two showers can run together without fighting each other. The trade-off is that the cylinder can run out. If four people shower back to back, the last one may be waiting for it to reheat, though a properly sized cylinder makes that rare.
Rule of thumb: one bathroom, a combi will almost always do the job. Two or more bathrooms in regular use, a system boiler and cylinder will make everyone's mornings easier.
2. Airing cupboard and loft space
Ripping out a hot water cylinder frees up an airing cupboard, and if your old system had tanks in the loft, those go too. For a smaller house or a flat, that reclaimed cupboard is genuinely useful, and it is one of the main reasons combis became the default choice in so many British homes.
A system boiler keeps the cylinder, so you keep the cupboard full. Modern cylinders are better insulated than the old copper ones wrapped in a red jacket, and they do keep towels warm, but the space is spoken for. System boilers do at least get rid of loft tanks, because most are fitted as sealed systems fed straight from the mains.
If space is tight and hot water demand is modest, the combi wins here comfortably. If you have the cupboard anyway and a household that empties it of towels every week, keeping the cylinder costs you nothing you were using.
3. Cost to install
A straight swap, old combi out and new combi in on the same wall, is generally the cheapest boiler job there is. One appliance, existing pipework mostly reused, done in a day or two.
A system boiler installation costs more when a new cylinder is part of the job, because you are buying and fitting two pieces of equipment rather than one. If you already have a cylinder in good condition, replacing just the boiler narrows the gap considerably.
The expensive jobs are the conversions. Going from a cylinder setup to a combi means removing the cylinder and tanks and rerouting pipework, which adds labour. Going the other way, from a combi to a system boiler and new cylinder, means finding space for the cylinder and running new pipe to it. Neither is unusual, but both cost more than a like-for-like swap, so it is worth being sure the change buys you something you want.
The question nobody asks: how good is your mains water?
A combi is only as good as the cold water coming into your house. It heats mains water directly, so if your incoming flow is weak, a combi will give you a weak shower and no boiler upgrade will fix it. Older properties on smaller supply pipes, and some homes at the top of a hill, can be caught out by this.
Any decent installer will measure your mains flow and pressure before recommending a combi. If they quote you one without checking, ask them to. A system boiler with an unvented cylinder can also give excellent mains-pressure showers, so poor flow at the stopcock is a problem for both, but it hits combis hardest because there is no stored water to fall back on.

So which one suits your house?
Work through these three questions honestly:
- How many bathrooms are in regular use? One points to a combi. Two or more used at the same time points to a system boiler.
- What do you already have? A like-for-like replacement is cheaper than a conversion, so the boiler type you have now should stay unless it is actively failing you.
- Do you need the cupboard more than the stored water? If the answer is yes and your household is small, that is a combi answer.
Worth knowing: the right boiler for your neighbour's identical house may be wrong for yours, because household size and mains pressure matter as much as the building itself.
There is no universally better boiler. There is only the one that matches how many people live in your house, how they use hot water, and what your mains supply can deliver.
